Airbnb has become one of the most popular ways for people to travel and for hosts to make money from their unused spaces. However, hosting and staying as an Airbnb guest can be a bit overwhelming, especially for first-timers. To make your experience smoother, it’s important to have an Airbnb checklist of things to do, both as a host and as a guest.

Owners of AirBnB property, whether its an apartment or a granny flat, will find that their experience is so much more than just listing the accommodation and then waiting for it to be booked. There is more involved, from calculating competitive rates to collecting positive reviews.  On the other hand, guests will find there is more to a successful AirBnB experience than booking a hotel the traditional way, where you book your accommodation of choice, arrive, enjoy your holiday and then leave.

Here are some AirBnB essentials we have complied for both guests and hosts to ensure all parties have the most desired AirBnB experience.

Airbnb Checklist for Hosts

1. Create a detailed listing

Make sure to include high-quality photos and a detailed description of your space and amenities. This will help guests get a good sense of what they can expect from your property.

Listing your property on AirBnB is not as simple as uploading a description and a few images of it. You will need an understanding of the market accommodation price for that area and time of year. Research the market to have a better understanding of what it is.

2. Set clear house rules

Specify what guests can and cannot do while they stay at your property. This can help you avoid any misunderstandings or conflicts during their stay.

3. Cleaning and Maintenance

Before guests arrive, make sure your space is clean and ready for them. This includes stocking essentials such as towels, linens, and toiletries.

And as the owner of an AirBnB property, there are a number of maintenance tasks that need to be done regularly. These include pest inspection, fire alarm checks, checks for water damage, check sink, shower, and bath caulking for deterioration, clean roof gutters, check door and window locks are secure and so on. This list is not exhaustive.

4. Be responsive

Respond promptly to guest inquiries and messages. This will help build trust and positive reviews, which can help attract more guests in the future.

5. Price competitively

Research other similar listings in your area to determine a competitive price. Keep in mind that a lower price may result in more bookings, but it could also result in lower profits.

6. Provide excellent customer service

Make sure to treat your guests with respect and provide a high level of customer service. This can help you build a good reputation and attract repeat guests.

7. Be a guest first

Be a guest first, before you become a host. This way, not only will you have an understanding of how the system works from the other side, but you will find out what you appreciate as a guest staying in a short-term rental, what matters and what is not important aesthetically.

Engaging a short term rental property manager can remove the responsibility of renting it and conducting maintenance tasks , and leave you to simply enjoy the AirBnB experience.

Airbnb Checklist for Guests

1. Read the listing carefully

Make sure to read the listing carefully to understand the space and amenities offered. This can help you determine if the property is a good fit for your needs.

2. Always check the reviews

It’s all about the reviews. The pictures and descriptions about the property are important, but the reviews are critical because they are left by past guests and not the host who is very likely to be biased.  Read all the reviews before booking, and don’t be alarmed if there is the occasional negative review when the rest are all positive – that happens for even the best properties.

3. Get an idea about the location

If you aren’t familiar with the area, Google Street view is a great tool to get an idea about the location of the property compared with the beach, local attractions, street access, restaurants, and other parts of the area that are important to you.

4. Ask questions

Don’t be afraid to ask the host questions about the property, neighborhood, or any other concerns you may have. This can help you make a more informed decision about your stay.

5. Confirm the details and Book in advance

Confirm the details of your booking, such as the arrival and departure times, with the host.

Book well in advance to ensure the AirBnB property is available. This is not like a hotel where there are many rooms available.

6. Respect the host's rules

Make sure to follow the host’s rules and treat the property with respect during your stay.

7. Communicate any issues

If you encounter any issues during your stay, communicate them to the host promptly so they can be addressed.

8. Update your account

Ensure you have created an AirBnB profile and updated it. This is so that hosts have an understanding of who has booked their property and what type of guest you are (based on your own reviews left by other hosts.) When you leave, this host will let the AirBnB community know what kind of guest you are too so keep that in mind when packing to leave!

8. Leave a review

After your stay, consider leaving a review for the host to help them improve their service and attract more guests.

By following these simple Airbnb checklist, both hosts and guests can have a smooth and enjoyable experience. Whether you’re a seasoned Airbnb user or a first-timer, these tips will help ensure a successful stay.
