There are many reasons for this: they don’t have the time for what is a full-time job, or the strict know-how for the legal relationship the tenant will have with you when renting your property.

Fortunately, there is a trained, skilled manager you can contract for this exact purpose. This is a Property Manager.

Effectively a property manager looks after tenanted properties on behalf of the owner. They will be involved right from marketing the property and organising tenants to stay, through to annual or emergency maintenance and anything additional that is required by law.

A property manager will be available either as an individual or a company of a few skilled property managers. They will specialise in either commercial property, long or short-term properties, or even vacation properties.

It is important to ensure you are working with a property manager with lots of experience in your required area.

The reason is that the law is very different when it comes to commercial properties, long-term or short-term properties, and it’s important for your property manager to be extremely familiar with the relevant law.

Property Managers who specialise in long-term rentals tend to be located in each area and you can find one locally. They need to be local to the home so that they can inspect the specific property at required intervals.

However, when it comes to short-term rentals or vacation properties, there are now specialised property managers who are located remotely and operate virtually.  In this case, you don’t need to leave your home to locate your property manager or sign up for your investment with one.

A property manager, or property management business, is not required but knows the specific laws and requirements around each property type. They reduce the workload considerably and can be an incredibly indispensable part of the property investor’s team.
